Question: I’ve never received a receipt for levies. Do strata managers have to issue receipts for levy payments made by lot owners in WA?
Are strata managers required to issue receipts for payments made by lot owners? My water and gas usage is never over $50, but my strata fees average $1800 per quarter. I have never received a receipt. When I inquired why, I was told it would not be cost-effective. I can log into our strata portal, but this only shows me one transaction.

The Strata Titles Act 1985 (WA) does not specifically require strata companies or strata managers to issue receipts for payments made by owners, including strata levies. Strata levies are considered contributions towards the overall costs of managing the strata scheme, including goods, services, and maintenance, rather than payments for a specific good or service. As such, they may be exempt from the standard requirement for receipts in this context.
However, strata companies are required to maintain proper financial records and provide transparency to owners. Your access to the strata webpage showing transactions indicates there is a record of payments.
It’s worth noting that the software used by your strata company or strata manager plays a role in documenting payments. For example, the software we use automatically generates receipts for payments. However, other software systems that some strata managers use may not prioritise this functionality. If receipts are important to you, it may be helpful to raise this with your strata manager or council of owners to explore whether their current system can meet your needs.
