This article discusses why you might need more than an annual fire safety inspection.
Question: Would fire safety defects be picked up in an annual fire safety inspection?
Answer: If you suspect problems, it would be beneficial to get an additional inspection done.
I encourage additional experts to inspect the property. Your routine fire inspections generally won’t cover things like hydrant clearances, obstructions, etc. These are items that fire safety inspectors potentially won’t be looking for. If you suspect problems, it would be beneficial to get an additional inspection done.

It is always wise to get an independent company to review and complete the Annual Fire Safety Statement for your Unit Plan. Some fire service providers only check the service logs completed during the year and use the service report to confirm compliance.
This doesn’t confirm that the building complies and meets baseline safety requirements.
An independent consultant will inspect the building and report their findings rather than the findings of service books. This will provide residents with peace of mind and body corporate confidence when signing off safety of the facility.
